Unhappy Trying to sublet my apartment.

Hi all,

For 2 or 3 weeks now i have been trying to sublet my apartment. I need to be out of my old apartment by September 1st, as my boyfriend and I are taking on a caretaking job at another apartment building. I have posted numerous ads on kijiji and have posted ads in my local newspapers' classified section on their websites. Many people have responded to my ads and have come to look at the place and even took application forms. Some people were even really enthusiastic about wanting the apartment. The thing is NO ONE has applied. I don't understand this.

If anyone has any tips or ideas for me on this sort of thing, please let me know! I am getting really frustrated and scared that i won't get rid of my apartment in time. It's starting to get urgent. This is my first time trying to sublet an apartment.

The vacancy rate is very low here in Winnipeg so theoretically you shouldn't have any trouble subletting an apartment.

How does it work with subletting? I assume any applications have to get passed on to management for final approval and selection among any prospective tenants.

I don't have any suggestions other than to keep on doing what you have been doing. Perhaps people just weren't in a big hurry to make up their minds last month because September 1st still seemed far away. Now that it is August any people who need a place by September 1 should be getting more anxious to find one.

I had to pay a $75 dollar sublet fee. I have to find people and show the apartment myself. As far as rental applications go, they have to go through the agency for approval. Until someone gets approved, i am not going anywhere.

Have you decluttered and cleaned thoroughly? I would imagine it's much like selling a house, and staging is important. Make sure you take out and pack up all your personal stuff, like pictures and holiday knick knacks and such. The place should look like a blank slate more or less with just a few accent pieces around. People need to be able to "see" their personal things in your space. If you have cluttered rooms with lots of furniture remove what you don't need so the rooms look larger. I agree that people won't want to commit to a September rental until sometime in August, I think it will pick up. (Please don't think I'm inferring that your place is messy, not at all, just from watching too many HGTV shows...)

My boyfriend and i have packed away as much of our stuff as we can and we even rearranged the living room to look more spacious.

We have been getting tons of calls today for viewing appointments and i am officially out of application forms. I really hope that someone applies and gets approved soon because i am sick of answering the phone and responding to e-mails about this.

The thing that annoys me most about this entire situation is when people call and make appointments for a viewing and then fail to show up. They don't even call to cancel, they just don't show. It wastes so much of my time.
